Common Roof Problems in the North Bay — and How to Troubleshoot Them

1. Leaks Around Flashing & Penetrations

The most common source of leaks isn't the shingles — it's the flashing around chimneys, skylights, vents, and where the roof meets a wall. Sealant dries out and metal shifts over time, opening small gaps. If you see a stain near a ceiling fixture or an interior wall, failed flashing is a prime suspect.

2. Ponding Water on Flat Roofs

On flat and low-slope sections, water that doesn't drain within a day or two is a warning sign. Ponding accelerates membrane wear and eventually finds a seam. The fix usually involves improving drainage and, in some cases, dedicated waterproofing to protect the areas below.

3. Moss & Algae on Shaded Slopes

Beyond the streaky appearance, moss holds moisture against shingles and lifts their edges. Trimming back branches and keeping the roof clear goes a long way; established growth should be removed professionally to avoid damaging the shingles.

4. Wind-Lifted or Missing Shingles

Winter wind events can lift or tear away shingles, particularly along edges and ridges. Even one missing shingle exposes the underlayment to water. A ground-level look after a big storm — checking for displaced shingles or debris in the yard — helps you catch this early.

5. Clogged Gutters & Fascia Rot

When gutters clog, water backs up under the roof edge and into the fascia and soffit, causing rot that's easy to miss until it spreads. Keeping gutters clear — especially before the rainy season — is one of the simplest ways to protect your roof and your home's trim.

6. Attic Condensation & Poor Ventilation

Not every "leak" comes from outside. Poor attic ventilation traps warm, moist air that condenses on the underside of the roof deck and drips — mimicking a leak. Proper intake and exhaust ventilation keeps the deck dry and extends the life of your shingles.
