Two estimates can differ by thousands and both be honest — they're just describing different work. These are the lines we check first.
Tear-off or a layer on top?
Going over the existing shingles costs less up front and hides whatever is under it. A tear-off is the only way anyone can tell you the condition of your deck.

Underlayment is the water barrier under the shingles. Grade and coverage vary widely between estimates, and it's rarely spelled out.

Flashing at walls, chimneys, and valleys is where most leaks start. Re-using old flashing under a new roof is a common way to make a number smaller.

Do you need to come out to my house?
Not to get started. Most of what matters is in the paperwork, so we begin there. If a question can only be answered on the roof, we'll tell you that rather than guess.
What if I already signed something?
Send it over anyway and we'll tell you plainly what it covers. We're roofers, not attorneys — if you need to know your cancellation rights, ask the contractor directly or contact the California State License Board.
What do you need from me?
The written estimate is enough. A photo of it works as well as a PDF. Photos of the roof or the problem area help, but they're optional.
