5 Signs Your Roof Is Telling You It Needs a Pro

Your roof rarely fails all at once. Long before a leak shows up on your ceiling, it usually drops a few hints that it needs a professional's attention. Catching those signs early is the difference between a simple roof repair and a far more expensive replacement. Here are five of the most common warning signs North Bay homeowners should never ignore.

1. Water Stains or Active Leaks Inside

Brown rings on a ceiling, damp patches on an upstairs wall, or a musty smell in the attic all point to water finding its way past your roof. Even a small stain can mean water has been tracking along rafters for weeks. A prompt roof inspection pinpoints the entry point before it rots framing or ruins insulation.

2. Missing, Cracked, or Curling Shingles

Shingles are your roof's first line of defense. When they go missing after a windstorm, curl at the edges, or crack from years of sun exposure, bare spots open up for water to get underneath. A handful of damaged shingles is an easy fix today; a whole slope of them is a bigger conversation.

3. Granules Collecting in Your Gutters

Those sand-like granules are the protective coating on asphalt shingles. Finding piles of them in your gutters or at the base of a downspout means your shingles are wearing thin and losing their UV protection — a classic sign a roof is entering the back half of its life.

4. A Sagging Roofline or Daylight in the Attic

Step outside and look at your roofline. It should be straight and even. Dips, waves, or a visible sag can signal trapped moisture or a weakened deck underneath. If you can see daylight through the roof boards from inside your attic, water and pests can get in the same way — this one warrants a call right away.

5. Your Roof Is 20 Years or Older

Most asphalt roofs in our coastal climate last 20 to 25 years. If yours is approaching that age — or you're not sure how old it is — it's worth having it evaluated before the next wet season. Planning a roof replacement on your own timeline is always easier than reacting to an emergency leak in January.

What to Do If You Spot the Signs

One warning sign doesn't always mean disaster — but it does mean it's time for a trained eye. A professional inspection tells you exactly where your roof stands, what (if anything) needs attention now, and what can safely wait. There's no guesswork and no pressure.
